Apt Lease Termination

Is mold, ants and termite infestation a viable cause for early lease termination in an apartment lease?

The landlord has an obligation to keep your apartment in a habitable condition. However, the standard for inhabitability is pretty high - usually the premises must be severely damaged and/or without heating/water, etc. The best route to take would be to take a close look at your lease and see what obligations the landlord has to keep and maintain the premises. You might have a good breach of contract case against the landlord and in that case, possibly could be able to break the lease early. You should probably get an attorney involved to write a letter to the landlord for you. Let me know if you would like my help - I usually write demand letters for around $100.
