break a lease after death threat

i moved into an apartment and after two weeks of living here i was walking a friend to their car. where we found a man trying to steal my friends radio. the man treatened to kill us if we said anyting. we filied a police report and the police said this was not the first time this had happened at these apartments. now i don't fell safe here and would like to break my lease

Read your lease. Look for language that references a safe and habitable dwelling. Absent that language, most every product is warranted by law to be safe for the purpose which it is marketed. This is a complicated issue, that may be difficult to apply to an apartment lease. You should research police reports to establish that this is an ongoing issue and that the landlord has had repeated notice of the issue, yet has taken no steps to resolve the problem. Attach that research to your letter explaining that your life is threatened by continuing to reside in the apartment, and unless immediate satisfactory steps are taken to make the dwelling safe for residential living, then they have breached their warranty, and broken the lease.
