Breaking lease
I am buying a house and will have to break my lease. The apartments says that I have to pay 85% of one months rent in penalty for terminating the lease and I am still responsible for the unpaid rent, which my total $800 per month for up to 4 months. Is this legal? Seem unreasonable to me.

You signed a lease. You promised to pay rent each month for the full length of the lease term. When you break the lease, you are breaching that contract. If the lease calls for a termination or re-letting fee, you are responsible for that fee and for rent up until the apartment is re-let all the way to the end of your lease term. The landlord does have a duty to try to re-let the apartment.
