Legal Question in Landlord & Tenant Law in Texas

Collecting Monery from the tenants

The tenant painted inside our house with purple color and he promised that he would repaint the house when he moved out. However, he didn't. Our property manager filed a claim at the small claim court 2 years ago and we won the case. He was supposed to pay $1,900 to us. However, he paied only half and still didn't pay the rest. I live in WA state. How can I collect the money from him? How can I trace his work or his address?

Re: Collecting Monery from the tenants

It is probably not worth the trouble and expense. The judgment you won will be a part of the public records and you can report this debt to the 3 main credit repositories. However, unless the tenant needs to have good credit for the purchase of a home or other reason, there is little incentive to pay the judgment - but it will be out there for 10 years. You will probably be better off to take a tax deduction for the loss.
