Commercial Lease with landlord issues

A month ago I started work for an small electonics co that rents a very small commercial bld. The roof leaks every storm causing normous damage through out the bld. The landlord is aware of the ongoing problem and we have billed them for the losses we have incurred and not have had any repairs made to the roof or compensation for our losses paid. My question, can you hold payment until repairs are made or compensation is made and also, the original lease is no where to be found. What are our rights? How can we use our rights if the landlord is attached to the bld that we are renting? We are presently looking for another location. What do you suggest we go for notice and rights with no original/copy of the lease agreement. Would she have to provide me with the original and could I trust that what she gave me would not be altercated in anyway?

Do not withhold rent. There is no defense to nonpayment of rent in Texas. You have no legal right to withhold rent. Your rights are going to be governed by your lease. You should ask the landlord for another copy.
