Is a co-signer technically on a leasing contract?

Howdy:

It depends; is the co-signer on the lease?

When we rent apartments (we own a building) to a tenant and a co-signer (usually a tenant and his parent), we write the lease to both, and both sign.

Even though one isn't a resident, both are liable on the lease.

If the lease you're asking about (I assume you're the co-signer ... for offspring, maybe?) lists the tenant and the co-signer as "Parties", and if both signed the lease, then both are responsible. If the tenant skipped out short of the end of the lease, or if the property was damaged in excess of the deposit, the co-signer (who also signed the lease) is responsible.

That's kind of the idea when asking for a co-signer.
