Legal Question in Landlord & Tenant Law in Texas
Hello I am curious about something, I am A undocumented person living in the state of Tx. I signed a 10 month apt lease agreement but I have lost my job and have no money to pay. I have let them know of this issue 3 weeks ago since i will not be able to pay for the month of June. I have lived here 5 months and paid those 5 months rent on time. However the people are being very rude and not willing to work with me... I tell them i need to leave now because i cant pay for June and i try to ask them about making payments to pay the rest of the contract off. They are rude to me and just tell me no i need to stay till July 7th and pay everything till then and if not i will have bad credit and they will take me to court. My bf says this is a scare tactic I mean I did sign a lease but i have no job anymore what choice to I have but to leave. I dont understand why they wont work with me they just flatout say pay all by july 7th or be taken to court.

Their position is that they have a contract with you whereby you agreed to make payments for 10 months. and you have only paid for 5 months so you owe them the additional 5 payments. If you don't make the payments they can file a lawsuit against you for breach of the lease agreement. all they can get is a judgment against you which orders you to pay off the balance of the lease contract plus their attorney fees and court costs.
That is why they won't work with you. Of course, if you move out, then they can rent the apartment to another, but that leaves the issue of where you will live.
