What legal course must I take to get past due monies from a commercial tennant?

You have many options to recover your money. If any of the tenant's property is still on premises, you may have a lien against the property. You can also sue for declaratory judgment and breach of contract to recover the rent owed under the lease agreement plus recover attorney's fees incurred in obtaining the judgment. Once you have a judgment, it can be abstracted and a lien filed against real property the tenant owns.
