What is the difference in giving a tenant a 3 day notice to vacate or 30 day notice?

The three-day notice is served when the tenant has breached the lease through failure to pay rent.
The 30-day notice is based upon the terms of the lease which may allow termination for no reason, based upon a 30 day notice.
