My lease ended Aug. 31. I had put down an 1100. securitydeposit. I did not put down a pet deposit. Towards the end of my lease, I brought two dogs into the house. I never received any notice from my landlord about receiving my deposit back during the month of Sept. I called her on Oct. 2 and she said I would not be receiving my deposit back because I brought dogs into the house. Is this legal. I would have never heard anything from her if I hadn't contacted her. I still have received nothing in writing. She said she had to replace the carpet because it smelt bad. The carpet was old and dirty when I moved in. She is now trying to sell the house and I think she is using this excuse to get new carpet.

Did you violate the lease by bringing the dogs? Did the lease require their permission and/or a pet deposit? Do you have photographic or documented proof of the condition of the carpet at move-in, ie a move-in inventory? Did you provide her with a written notice of your forwarding address? If you have not received a written notice detailing the damages, you could be entitled to more money; which might be offset by the damages you owe.
