Want to know my rights as a landlord as to what I can do if the tennant is attempting to skip out on the rent as well as break the five year contract. Which still has at least three and half years remaining on the contract.

You can cut your losses and re-let the apt. or you can go to small claims court to recover lost rent and damage to the unit. The claim must be under $5,000. Keep in mind that if you win a judgment, you won't necessarily get any money if your tenant is a true deadbeat.
