Portion of Security Deposit Wrongfully Withheld
I recently completed a lease agreement w/a property management company out of Dallas. I gave the required notice to vacate, and they found a new tenant a couple weeks before my move-out date; they subsequently removed the ''for rent'' sign from the front yard. Before they secured the new tenant, they had used a showing company to schedule several visits for perspective new tenants to view the property. I advised the showing company that I should be contacted for each showing to ensure that I was home(I have 4 pets, 3 of whom are very large dogs, all of whom were addressed on the lease with adequate pet deposits). A few of the appointments that I accepted did a ''no-show.'' I denied a few of the other appointments, however, due to either lack of notice or conflicting schedule. Long story short, I received the deposit yesterday ; there were some expected deductions, but there was also a deduction for almost $500, listed as rent lost due to my refused showings. They didn't lose any rent-- I was out on time, and they had a new tenant ready to go. Worst case scenario,if they did lose any rent, it was for the time it took them to make the repairs that they had so far neglected. Can I get my $$?

Probably. You will need to sue in small claims/JP court.
