I rented a person my house with a signd contract stateing that I have the right to void the agreement at any time i see fit. she woulnt pay her rent eather on time or not at all.I voided the contract for non payment on dec.1st. she wouldnt leave and is still there. even though i voided the contract on the 1st can Il charge her for rent for the time she is there after the voided date. she seems to think scence I termated the contract on dec 1st she doesnt have to pay any more rent no matter how long she there. is that right?

If you voided the contract, it's void. She doesn't have to pay you rent.
You have the right to file a forcible entry and detainer action in the justice court to get her off the property.
