if a tenant leaves without notice, owing money, breaks lease, leaves the house a mess.Am i obligated to return the refrigerator that a rental company says they own do i have to return it

Yes. Your complaint is with the tenant, and you should pursue your claim for damages. If the rental company, a third party, can establish their ownership of the refrigerator, then it needs to be returned to them.
