I have a house in Texas I have rented . The next door neighbor in Texas went to the rental property home and told the renters that she is afraid of their dogs and to keep them away from her property and her cat. The renters also have cats. When at he rental property on the dogs bit her. She says she went to emergency for treatment. She says she wants to ue us for this. Are we responsible or the tenants? Also, can a person have another person represent them in small claims court if they liein another state?

Re: Dog Bite Liability on Rental Property

I am unsure of the property liability laws in Texas.

Do you have insurance on that property? Do the renters

have renters insurance on the property? Either insurance

should cover the incident. If not since you are the

owner of the property you may be responsible for any

injuries that occur on that property no matter who

owns the dog. Depending on what happened she may

be partially at fault. I would be happy to give

you a free consultation and discuss your options

and what you need to do to protect yourself and your

property. You can call me at 805-546-9909 or email

me with your information at [email protected] and I would

be happy to give you a call at your convenience.

I hope to hear from you soon.
