I am an Austin Personal Injury Lawyer so this answer is not within my normal area of practice, but I hope that my answer can help you.

You should have a written agreement with your neighbor. The agreement should be well written so as to cover any foreseeable circumstances. The agreement should state the length of the lease, the price of the lease, when payment is due, what happens if payment is late, etc.. You should consult with an attorney for the best results.

As for how much to charge: That is entirely up to you. I recommend you research how much it would cost if your neighbor leased a spot at a storage yard and use that as your starting point.

Good Luck!

Just write something up that outsines your agreement and liability to each other. Be sure it is dated and signed.
