Backed out on buying house-no contract

My son was going to buy a house with a few acres. He told the seller he wouldn't have the money for a few months, but wanted to start doing some remodeling. The owner told him where the key was and he took out the carpet in two rooms and took down the paneling in one room. The owner then decided he needed some money and threatened to sue. There was never a contract. My son replaced one room of carpet and most of the paneling before they told him to stay off the property. Can the owner sue for vandalism?

It isn't vandalism if your son had permission and he can sue for the improvement to the property if he had permission and they don't sell to him or consider the value he addes when they sell to him.
