Legal Question in Real Estate Law in Texas

I have building a house on my Mother's land for the past year or 2. All the contracts and receits are in my name. When she ask me to build she said that I could have 40 acres with it. Now she is trying to sell the land with my house 1/2 finished. The Realitor has listed my house, and 40 acres, as buy now and finished the way you would like it. I have spent too much money and time on the house and the land. I have put up fences all around the land and my sons helped sub-dividing her land. What recourses do I have in keeping my house and land? Or how can I get my money back for the house and paid for the time my sons and I put in to the land for the past 7 years?

As your mother to sign a note and deed of trust for the value of the house. Record the deed of trust in the property records so you will be paid for your efforts when the house sells. If she fails to cooperate you can sue her for unjust enrichement if your efforts added value to the property.
