Legal Question in Real Estate Law in Texas

I was going to buy a house and in Feb. I won the bid on the house. The loan officer I went threw did not read the contract for the house and that the house was below market value for apprasial. So after paying for extensions of $750 at the end of April he told me now bank would approve the loan. So I want to know if I can sue him for the money I paid out of pocket and the $6,500 I would of gotten for being a first time home buyer. He wasted my time and caused me anixety.

You can sue for monetary loss, but pain and suffering are not available in a contract dispute.
