Legal Question in Real Estate Law in Texas

Changing a Easement in Texas

I just purchased a track of land that has a 30 foot wide easement 254 feet long for track B to acces thier house. This is in the Warranty Deed that I just got. Is there any way to change the width of that easement to say 15 feet wide? If so how do you go about it?

Re: Changing a Easement in Texas

The other land holders "owns" the easement so you could purchase the 15' from them. They will sign a deed granting the 15' to you. You can't arbitrarily change it because you don't own the easement...you own the underlying fee interest subject to the easement.
