commision earned

i listed a property for a woman about to be foreclosed on.

we procured a buyer and closed on the property 8/2/02. after the the buyer signed and the funds were at the title

company,we delivered the paperwork to the buyer and she stated that she was not going to sign. we have a signed listing agreement and a signed contract of sale. my question what solutions do we have to get paid. is there a lien we can place on the property?all liens appear to be associated with construction contractors.small claims court,

or civil law suit.please advise

Sounds like yo earned your commission, but wiht no clsoing whose is to pay? You may have a cuse of action against the Buyer as a third party beneficiary of the contract. depending on the size of the comm. you probably could sue in small claims court.
