Common Wall Agreement

A client lives in an upscale duplex, purchased several years ago. After roof damage occurred during a storm, he discovered that the owner of the adjoining unit did not want to participate in the roof repair. He was told by a retired attorney that his Warranty Deed does not include a "common wall agreement," and that this omission should be corrected. Does anyone have a form that they can share with me? I assume that the Warranty Deed will have to be amended, assuming both owners agree, but please correct me if there is another way to do this.
