Can I sell a condo, owner financed, to an individual without going thru a title company?

Theoretically, but why would you want to? Someone has to document the loan and deed. Someone needs to check title and insure taxes are current. Title insurance is cheap. For a modestly priced property, you can likely get a lawyer to do the papers and pay the title company's premium and other charges for a total of $2,500 -- $3,000.
