Condos auctioned for past due association dues

I recently inherited 3 condos. I learned there is $25,000 owed in past due association fees and insurance. The association is threatening to auction them off. There are no other debts against the condos. One condo has substantially more fees due than the others. Can I pay the fees on two and let the other one go to auction? If the condo sells for less than the amount owed to the association, am I still liable for the balance?

1-Yes. Talk to the association about the mechanics of doing so to make sure the funds are properly applied.

2-No. However, the association can try to obtain a deficiency judgment against the estate of the decedent. You may want to talk to a real estate professional to see if you really want to let the 3rd one go. Also, many attorneys may provide a free initial phone consultation to discuss all the issues.
