Legal Question in Real Estate Law in Texas
What constitutes a legal land discription in texas
1 Answer from Attorneys
Any description of property that is listed in a conveyance document (Warranty Deed, Quitclaim Deed, etc) is a legal land description. However, some descriptions in deeds are not correct or are not specific enough to determine the exact piece of property conveyed or deeded. This is where a land dispute could happen. Some land descriptions state a Lot and Block and subdivision, but some land descriptions included metes and bounds descriptions from a surveyor. As long as the information contained in a legal description is correct it is a correct description. A title company, attorney or surveyor can help you determine if the information in the legal description is correct concerning a piece of property.
