Legal Question in Real Estate Law in Texas

I have a contract with a property management company in Texas which expires 05/2011. In this contract it states no repairs will be made over 200 dollars without notification and approval from the homeowner. This company has now made two repairs over 200 with no contact to homeowner and takes the money out of my rent check. The company also never sends the rent timely. However it is the expenditures that I am most concerned with. He is not communicating with me although he has my home and email information. I'd like to fire him without any cost to me and hire a new company. He also holds the deposits from the tenants. What are my legal options? The home is in Texas and I live out of state. The property management company is in Texas. The zipcode I entered below is that of the home being rented.

Write a strong letter outlining the facts and demand that he immediately return the security deposits to you and agree to terminate the contract due to his breach. If he fails to do these things, you need to decide whether you need to contact an attorney or wait it out.
