Deductions from Security Deposit
I recently moved from a house that I have been leasing for 4 years (2 year lease-month to month after 2 years.) My landlord deducted over $500 from my $1300 deposit for landscaping, housecleaning, carpet cleaning and light bulbs. The house was clean, the yard had been mowed and edged the week I moved and I told the landlord that the carpets did not need to be cleaned. There was a light bulb that burned out in the recessed lighting on the 2nd story ceiling, but other than that, there were no other light bulbs out. I swept and vaccumed the house after everything was moved out and the landlord had painters in so I did not mop, but the house was very clean. I have called the landlord and they have not returned my calls. Should I send a letter? If they do not refund the entire amount what does the law say I can do to get it back? My lease states that the security deposit can only be reduced for damages. There is nothing in the lease that refers to cleaning or landscaping or light bulbs.

It sounds like improper act by the landlord. Do a little research online regarding TX landlord-tenant law or consult with an attorney; they can get the landlord's attention better then you could.
