Deeding over a house

My wife and I married after she had already put a downpayment on a house. Since that time we have separated for some years, but I have continued to pay the mortgage payments and am living in the house alone. If I would like to have the house transferred to my name, is the only way to do this to buy the house from her, or possibly refinance it in my name only?

If her name is on the deed, then the only practical way to get it off is for her to sign a deed to you. You may have to pay her to for her to do this. Refinancing will not solve your problem by itself, but if this persuades her to cooperate, then it may help.
