Legal Question in Real Estate Law in Texas

Deedof Contract and a Title

I signed a deed of contracted a year and a half ago to purchase land, at which down payment was made and thought everything was set; just make monthly payments. Now I received a letter three weeks ago stating that I had to pay $250. to receive a title. Is this normal procedure. Several people received same letter and are afraid that the seller is trying to take the land away from us. Can he do this?

Re: Deedof Contract and a Title

It is difficult to tell from your post whether or not you are being offered a deed for recordation which should have been delivered earlier, or if you have paid off the contract and are now being advised that a deed is ready to be recorded.

In either event no, it does not appear that anyone is trying to take anything away from you, rather it appears they are trying to deliver title to you. The reasonablness of the $250 charge may be debated - that's too much for a deed.
