Delinquent property taxes
There is a 38-acre tract of land adjacent to my property that I am interested in buying; however, it is impossible to track the owner as there are too many heirs. The person responsible for paying the property taxes has been delinquent since 1998, and I would like to know what avenues I can explore in owning the land by default. Does the land have to go to foreclosure/auction before I can pursue buying it? Also, is there any way I can own it after 7 years if I pay the back taxes on the property?

There is a five year statute of limitation for those taking title by deed and paying taxes, under the special rules of adverse possession. Purchasing at a tax auction is another way to acquire land. You might have a quick title search done for about $100 and track down the heirs (especially since minors might have some interest in the property ???)
