Disclosure of property

I bought a house 4 years ago.

The seller told me that there were minimal foundation problems in one corner of the house that he had repaired. The hurrican hit my house and I had a ton of damage but no other houses in my area were damaged as bad. I had a foundation person look at my house and gave me a quote of $92,000 to fix it. He also was the person that gave a quote to the previous owner. The quote to the previos owner was $74,000 dated 2 months before I bought the house. He also had a detailed description of the problems. None of the informaiton was shared to me by the ownener. What is the statue of limitation in Texas and can I sue him for non disclosure?

The limitations period is either 2 or 4 years depending on what legal theories the suit is based. However, if you did not discover the lack of disclosure until some time after it occurred, under some circumstances limitations is tolled, meaning you might be able to proceed with your suit for nondisclosure.
