Legal Question in Real Estate Law in Texas
False Liens
We entered into a contract with a contractor to erect a metal building on our property. The contractor was paid the full amount in advance quite some time ago but it appears that the contractor is a con artist and has no intention of erecting the building. We have since learned that he has done this on several occassions and has many judgements against him. However, he will file a Mechanics Lien against the properties of people that have received judgements against him and complicate their titles.
How can we prevent him from doing this to us?

Re: False Liens
If he files such a lien, you can sue under Chapter 12, Texas Civil Practices and Remedies Code, to remove the lien. It's an inexpensive procedure. You also may want to report him to the police.
