Legal Question in Real Estate Law in Texas

father passed away twelve years ago did not leave a will concerning the handling of his house. I have been living in the house for ten yrs., and have paid for upkeep and the taxes. I have five siblings and would like the title of house under my name and i know they would not agree to this . My question is how can I get this done since no one stepped up to the plate or offered to pay for the upkeep or taxes or even offering to sell the house.

Unless there's something important that you haven't told us, it sounds like you're stuck.

You should have had a talk with your father a long time ago. Actions have consequences, as does a lack of action.

When an estate is opened, you can make a claim for the taxes you paid and the money you spent on upkeep (I assume that you kept receipts and records). The claim will probably be denied.
