Legal Question in Real Estate Law in Texas

A fence

My neighbor erected a fence about six inches his side of my fence. Should I decide to tear down my fence, what rights do I have with regard to my neighbor's fence, viz.: 1. Can I paint it,

2. Hang a flag on it,

3. Screw in an eye hook and stretch a clothes line from it,

4. etc?

Of what significance are the platted lboundaries?

If his fence is on his land, then you'd have to have his permission to do anything to it. If it is on your land, then you'll have to make him move it or you'll lose that land.
