Legal Question in Real Estate Law in Texas

My friend and her partner bought an acre of property in Parker County Texas several years ago. Since they have split up, they have come to an agreement to have the partners name removed from the deed of property (no structure - property only). What is the best way to go about getting this done with minimal cost and still keep the land protected under my friends name? We have looked into a Quitclaim Deed, but we have been told that they are practically worthless in Texas?

Is the property FINANCED? Are payments being made to a bank (or other lender)?

If not - if the property is paid for - what you need is a quitclaim (whoever told you that they are "practically worthless in Texas" is an idiot).

If you're talking about "having her name removed" from the financing, that's different. The property will have to be refinanced.
