First, an oral agreement for the purchase or sale of real property is not enforceable in Texas. If this agreement was for the sale or purchase of this home you cannot do anything about it. If you paid him any amount of funds worth hiring an attorney I would do that in this case just to make sure that you don't have some kind of claim against this owner.
