House

I live with my mother in her house which is paid for. She recently passed away and left no will. The house is still in her name and I still live there. Is there a way I can transfer the name on the title of the house to me? Both of my parents are deceased and my only brother has a house of his own and does not want any part of this house. What can I do to keep this house?

I'm sorry to learn about your loss. As for your issue, I'd have to research the title to the house before I can give a more accurate idea of what to do. Assuming that the house was originally owned by both parents, and the first parent died without a will, then the title will need to first be cured for that parent. After that, title would likely be vested in the second parent to die. Assuming that the second parent has no debts, you can file an heirship affidavit, clearing title to the children. The children could then deed out to you, leaving you with clean title. This isn't as complicated as it sounds.
