IN-Family Transfer of Property Title
My grandmother owns a small piece of property free and clear. She would like to transfer it to me. In speaking with someone at a title company, I was told I should try to do a "transfer of deed" and record it with the county.
I located a form called a "Testementary in Advance of Bequeath". Would this be an appropriate instrument for transfer. If not, what can I do in Texas to avoid a title search and transfer the title?

Your grandmother could simply transfer the property to you by deed. Forms for simple deeds are avaiable in most law libraries. However, this is a horrible idea. You should have a title company insure the transaction and handle the paperwork. The few hundred to few thousand dollars (depending on the value of the property)you spend on the title premium would be well worth it.
