Legal Question in Real Estate Law in Texas

I need info on how to make up a "usufruct" agreement on use of property I share with the owner. Specifically if she would die before me and I'd continue to have to right to stay until my death.

Usufruct! Wow! I haven't seen that word since I took the Georgia Bar! Here in Texas things are much simpler. Your friend would either devise to you in a will a life estate in the house with the remainder to whomever he/she wishes; or execute a beneficiary deed that gives you a life estate on his/her death.
