Legal Question in Real Estate Law in Texas

I need information on writing a contract between a non-profit group and a gentleman who has offered the use of his land to build a community for seniors including a neighborhood for single moms. I want to protect our group and also the man who is providing the land. The land does not match the postal code, it is in Kaufman County.
