joint tenants with rights of survorship

My sister and I have a general warranty deed with vendor's lien stayting joint tenants with right of survivorship, she since has moved to Maine and wants me to have her name removed. Is a quit claim deed what I use? and will this assure that I have full rights and privledges to the home?

No. You will want a Warranty Deed that conveys her undivided interest.
