land division

We have eight siblings in my family, and both parents are deceased. They owned 3.54 acreas of land . We wish to divide it equally among the siblings. can we divide it, or as we have been told to subdivide the area?

What use will you and your siblings be putting the 8 tracts of less that half an acre each to? There needs to be a common development scheme for the land. This will require surveying, consideraiton of access, utilities, etc. If you want to just hold the land for resale, you can each hold a 1/8 undivided interest in the whole until it comes time to sell. Depending on your parents' wills if any, that might be the state of ownership now. Another alternative is putting the land into a partnership owned by the 8 siblings, whic can provide flexibility if you wan tto develop the land yourselves.
