Legal Question in Real Estate Law in Texas

land issue

our family land is undivided since no will was left from my grandpa, around 20 acres..my dad has assumed control as eldest son, and has paid the property taxes, and bought some out, even though none of this has ever been recorded at the court house..the only land in anyones name is his and his brothers, because they built fixed houses, but only that land that their houses actually sit on is in their name..he verbally gave me and my sisters our acre to put our houses on (manufactured or mobile), but refuses to put the land that our houses sit on in our names..i have paid my school and city taxes the entire time i have lived there, and want to know if, and , or how i can get the land my home sits on in my name..this is in Palestine, Tx. ..also, please explain to me what squatters rights are..thanks

If you have lived there for over 10 years, you can get a court order that declares you the true owner. It will take a lawsuit to do so and will cost from $2,000 up depending on the attorney and whether there is any opposition.
