Land locked with delinquent taxes

I am thinking of buying some land being sold at a sheriff's sale for delinquent taxes. The property is land locked in the middle of another owner's property and is being used by the adjacent owner. Is it very likely that I could get an easement put in to the property if I buy it? I was told that it is expensive and not very likely that I would be able to have access to the property.

You may or may not be able to get an easement, depending upon the title history and how much you are willing to pay either the adjacent landowner for his cooperation or an attorney to establish an implied easement in court.

You seriously need to consult with an attorney who is familiar with your specific facts so that he or she can advise you as to whether or not you are likely to get an easement by implication from necessity by filing a lawsuit, and how much it

is likely to cost. Alternatively, if the surrounding landowner will sell you an easement, that almost always ends up being cheaper.
