Legal Question in Real Estate Law in Texas

do I own the land?

If a track of land is subdivided by a selling off of the middle piece of property then subsequently the land owner dies and time passes, Then ten years later I hire a surveyor to survey the dead owners land and the surveyor only surveys one of the tracks and then I take the survey to the heirs of the dead land owner and buys them out and record the deed. And pay all back taxes.

Do I own both tracks since the deal was to buy all the land? Could I have the second track surveyed and recorded as a correction to the original deed or do I have to do a new deal with the heirs?

The first thing to try would be a correction deed, and all of the heirs will need to sign that.

If they do not agree, and you had a written contract which clearly included that second tract, then you can sue them to get the second tract into your name.

Of course, it may be cheaper to pay them some money to make them more cooperative - the lawsuit would likely cost thousands of dollars.
