lease over payment

I gave a 20 year ground lease to a billboard company.They were suposed to pay 200 per month plus 3% increase yearly. We are into year 10. They have discovered that increases were more than 3%. They ar now demanding I pay back 9 years of over payment or about 5,000. Is this right

No. They can probably demand the last two years, but not more. That demand would be beyond the statute of limitations.
