Lease to purchase default

I had a family move in to a house I own on a 12 month lease to purchase with a $500 pet deposit to be paid within the first 3 months and they broke the lease and moved out right at the 3 month mark. They lost the security deposit because of less than 30 days notice but how do I get them to pay the $500 pet deposit so I can fix the pet damage and clean the pet stains in the carpet.

You can take them to small claims court, but you will win a judgment that they may or may not pay. It may be better to take the write-off and not waste your time or energy. Best of luck.
