Legal Question in Real Estate Law in Texas

Lease question

I have property that I am leasing to an individual that is going to make improvements on the land. This person is going to add fencing and bring cows onto the property. We have only done a handshake agreement. Does the leasee have any rights to the property since he is making improvements, or is the property always going to remain in my estate. What are my risks?

If I were you, I would get something in writing. A brief letter would be sufficient that states the tenant is not owed any reimbursement for any improvemenets made and may not offset rent for those improvements. I would also require liability insurance because you could be held liable for damage or injuries caused by the livestock.
