losing home for taxes

I need help today. My residence is set to be auctioned on Jan 6, 2009 for delinquent taxes. I do not know when or where this case went to court, but I did receive a letter in November about the proposed auction and it was already too late to try to make arrangements to pay what I owed. They will only accept the full amount due, approximately $22,000. I am retired and sadly took a pension lump sum, so I do not receive a monthly pension check. I do not have a mortgage payment, so I am trying to get an equity loan, but in the meantime, I do not want to lose my home. Is there anything that can be done to prevent or delay the auction?

Get a loan from friends and/or family, or seek to refinance the house with your bank or credit union. Also, you can call the attorney for the taxing authority and attempt to negotiate a payment plan (which would involve a substantial amount up front.) You can also see about selling the house rapidly, in order to get out at least some of the equity.
