Can I make changes or add an additional clause to a Quit Claim Deed?

The first question, is why are you using a Quit Claim Deed, if in fact you intent is to convey the property to someone? A QCD is not recognized in Texas as a conveyance. By its language the QCD is simply a disclaimer of any interest that you have in the property, if any at all. There is no affirmative conveyance language in the QCD nor does it evidence that you even have any interest in the property. In essence a QCD states "I do not claim to have any interest in the property but in the event I do have an interest in the property, I am hereby disclaiming that interest." If you are trying to actually convey property you own, you need to use a Cash Deed of some sort whether it be a Deed w/out Warranty, Special Warranty Deed or General Warranty Deed. You can add language to a Deed, but I wouldn't recommend doing so without the guidance of an attorney b/c you could render the conveyance (deed) invalid depending on what you are adding, omitting, changing, etc.
